Building a Smart Town in Camaronal, Guanacaste, Costa Rica

As Costa Rica continues to experience a surge in population and rising property values, the dream of owning land has become an increasingly elusive goal for many Costa Ricans, particularly in the country’s most picturesque regions. To address these challenges, we propose the creation of a new town in Camaronal, Guanacaste—an area renowned for its rich tourism heritage. This new town will cater to the growing demand for residential and commercial spaces along the coast, while also fostering a socio-economically diverse community.

Our innovative town design includes four levels of housing: low income, workforce, market rate, and luxury, ensuring a vibrant and inclusive community. By incentivizing business ownership for Costa Ricans, we aim to harness the local tourism economy, providing employment opportunities and economic growth directly to the residents. The town will feature top-tier educational facilities, including primary and secondary schools, to support the intellectual and social development of its youth.

Public parks, reserved land for nature, and areas dedicated to food production will enhance the town’s environmental sustainability and residents’ quality of life. Leveraging the existing town farm and greenhouse, we plan to integrate agricultural tourism, ensuring a local food supply while attracting visitors and educating them about sustainable farming practices. Our town will embody the principles of Blue Zones, promoting longevity and well-being through a supportive, health-conscious environment.

This new town will not only provide a harmonious and peaceful living environment but also establish a circular and sovereign community where residents can thrive without the overwhelming burden of debt. By building on the historical strengths of Costa Rican tourism and addressing contemporary housing and economic needs, this project promises to create a model for sustainable, inclusive development in one of the country’s most beautiful regions.
